The Lion Match Building

Located in the thriving Court Square district of Long Island City, The Lion Match Building was built in 1924 as a matchstick manufacturing and warehouse location for the Lion Match Company. The four-story building was converted from an industrial property into a 60,000 RSF boutique commercial office and retail building in the early 2000s. The Team

John Werwaiss | Founder

John founded Werwaiss & Co., Inc., our property and asset management entity, in 1974, and he led the business for close to half a century. Active in both business and civic affairs, he is currently Vice Chairman and board member of the Long Island City Partnership and a board member of Doyle New York. He was previously a board member of Fidelis Care New York and former Chairman and board member of Regis High School, a tuition-free and merit-based school in New York City giving special consideration to families in need of financial assistance. He was also actively involved in the establishment of the James Weldon Johnson Community Center in Harlem. Additionally, he served on the Board of Regents of his alma mater Georgetown University and is a former Chairman and CEO of Realty Growth Investors (REIT). He received his B.A. from Georgetown University and attended Bernard Baruch Graduate School of Business.

John A. W. Werwaiss | President

John joined the firm in 2017 to lead new development efforts, and has since taken over responsibility for all residential, office, retail and commercial/industrial properties which are wholly owned by the Werwaiss family. Previously, John was a Partner at Lindsay Goldberg, a private investment firm that facilitated long-term growth and value creation in partnership with family-owned and closely-held businesses. During his 16-year tenure he led, co-led or was actively involved in nearly 50 acquisitions across a wide variety of industries representing approximately $6 billion in transaction value. Previously, he held positions at Bessemer Holdings and in mergers and acquisitions for Merrill Lynch & Co. John earned his M.B.A. from Stanford University and his B.A. from Williams College. John spearheaded the firm's entry into New York City residential development, which has included the completion of two multifamily projects in Long Island City since 2023 - 8 Court Square (157 units) and AURA (240 unites). He is actively involved in strategically refining and upgrading the portfolio, as well as all aspects of asset and financial management of the properties and the firm.

Gretchen Werwaiss | Partner

After practicing law for 14 years, Gretchen joined the business in 2009. She focuses on leasing, marketing, tenant-relations and legal matters, and oversees the commercial portfolio where we have outside investors. She is the former President and a current and longstanding member of the Board of the Queens Museum of Art. She also serves on the board of the Long Island City Business Improvement District (LIC BID). Gretchen earned a B.A. and a J.D. from Georgetown University.

Brian Lee | Controller

Since 2019 Brian has managed accounting and finance operations including current and future development projects. He has over 12 years of accounting experience in the real estate industry in both property management and development of residential and commercial properties. He earned a B.A. in Accounting from Bernard Baruch College and a Certificate in Real Estate Finance and Investments from New York University.

Lazar Feygin | Director of Property Management (Commercial)

Lazar joined the firm in 2025 to oversee commercial property management and is responsible for managing and optimizing the company’s commercial portfolio. Previously he held property and asset management positions at TF Cornerstone and The Besen Group. With over 15 years of experience managing commercial assets throughout New York City, Lazar brings a broad background to the company. Lazar earned a B.S. from the University at Albany.

Julissa Arias | Property Manager

Julissa joined the firm in 2026 as a member of the commercial property management team and is responsible for management of the retail and office properties, legal, regulatory and lease compliance and general support of the overall commercial portfolio. She brings more than a decade of experience managing commercial, retail, industrial, and multifamily properties throughout New York City. Julissa's expertise includes property operations, tenant relations, vendor management, budgeting, and compliance. Prior to joining the firm, Julissa led SOP development, workflow optimization, and Yardi system initiatives that improved operational efficiency. She earned her BA in communications from Marymount Manhattan and an MBA with a concentration in Accounting from Southern New Hampshire University. She is fluent in Spanish.

Tanya Yeremeyeva | Senior Property Accountant

Tanya joined the firm in 2025 as part of the finance and accounting team with a focus on financial reporting, forecasting and analysis as well as cash management and project tracking. Tanya has nearly 20 years of real estate accounting experience since starting her career with The Durst Organization. Over that time, Tanya has worked with many different types of real estate including multi-family residential, retail, warehouse, office and construction. Tanya earned a B.A. in Accounting from Hartwick College.

Allison Plunkett | Property Management & Accounting Associate

Allison has assisted with daily business operations since 2012. Among other things, Allison handles all matters related to utility accounts at the managed properties, she manages all required tenant and contractor insurance certificates, and she coordinates the processing of tenant security deposits. Allison holds an Associate Degree in Business Management from the Borough of Manhattan Community College.

Kevon Beckles | Property Accountant

Kevon joined the firm in 2022, with a focus on managing and administering accounting processes for our managed properties. Kevon has over 9 years of accounting experience in public and private organizations in areas such as Accounts Payable, Invoice Management, Taxation and Credit Card Reconciliations. He holds an Associate's Degree in Accounting from CUNY Borough of Manhattan Community College.

Samantha Long | Office Coordinator

Among other things, Samantha handles all aspects of the day-to-day operations of both the Werwaiss office and assists with the clerical work of the firm. She is also a professional opera singer. Samantha earned her MMus from Rice University and her BMus from Vanderbilt University.

Will Valdez | Field Property Manager

Will joined the firm in 2025 and is primarily responsible for property site visits and coordination with vendors and tenants regarding maintenance, inspections and compliance. Prior to joining the firm, Will spent several years working in third-party commercial and residential property management and also construction administration.
